COMMUNITY IMPROVEMENT CORPORATION MEETING
Tuesday, October 7, 2008 at 7:30 A.M.
Evendale Municipal Building, 10500 Reading Road, Evendale, Ohio
Attendees: Natalie Greulich, Stiney Vonderhaar, Jeff Albrinck, Doug Lohmeier, Al Pearlman, Hugh McKinnon, Dave Harwood
Recurring Business:
1. Approval of Minutes from August 13, 2008 & September 3, 2008 Meetings
a. September 3, 2008 Minutes (1st Vonderhaar, 2nd Albrinck – 7 yae, 0 nae)
b. August minutes need to be completed by Dave Harwood for next meeting.
2. Evendale Commons update
a. Reiterate presentation at September Council meeting where activity was reported as sluggish at best.
3. Erickson proposal update
a. Consensus was that the Erickson project is not recommended. Various factors were discussed:
i. Cost out weigh potential benefits:
ii. Multi-family zoning being placed in peril elsewhere in the Village;
iii. Keeping Evendale population in Village status;
iv. Zoning map has logical divides between commercial, industrial and residential and this change would be contrary to that layout;
v. Benefit of revenue from estate tax and earnings tax;
vi. Visibility in the region for Evendale when completed;
vii. Added consumers in the ‘roof top’ count
viii. Office campus strongest desire among members;
ix. Create vision and Stay the Course recognizing that it most likely will be many years for office campus to be a reality;
x. Property owners and Glendale are part of process for development including cemetery and Landmark wanting to remain on property;
xi. Landmark is a motivated seller;
xii. Is there a benefit to property values with this development? Other development?
Old Business:
1. Review of Role/Mission Statement of CIC
a. Briefly highlighted that establishing documents were transmitted to members.
b. Discussion tabled to November.
2. Landbanking (Marketing Existing Sites & Future Landbank Sites)
a. Tabled to November.
3. Stiney Vonderhaar suggested that the September meeting reflect the conclusion of LSR Consultants coordinating CIC meeting/activities. Natalie Greulich requested the letter from Linda be included with that meeting since Natalie as CIC President was copied on the letter.
